ARCHPRO offers a wide range of project-related services.

As part of the implementation of the Sustainable development initiative, ARCHPRO
passed an audit at Ecovadis, as a result of which the company was awarded the
Ecovadis Bronze Medal.

Project management

During the construction phase
regular visits to the construction site, supervision of the General Contractor's work

coordinate and check the production of As-Built drawings by General Contractor
coordinate and check maintenance documents, cleaning instructions

Extended scope of services: CM (Construction Management)

Our services range from regular visits to the construction site to complete administration and construction management.


Construction Management
provide adequate insurance (CAR)
execute contracts and purchase orders with sub-trades and suppliers
coordinate own trades as well as owner's trades and materials
coordinate and distribute documents
coordinate and distribute shop drawings and sample submittals using an agreed upon control system
chair regularly scheduled site meetings with Trades and Consultants. Minutes will be provided following each meeting
observe work for compliance to documents
ensure substitutions are not made without written approval from the Client
deploy a Request for Information (RFI) system to identify all issues regarding decisions required from the Client, Designer and Landlord; maintain a log of all submission and RFl's and subsequent Site Instructions
evaluate and analyze changes generated by the Si's and prepare Contemplated Change Orders for approval
provide cost tracking and progress invoicing according to protocol typical within the industry
 
During the construction phase
mobilize on site, set up construction office
coordinate own trades as well as owner's trades (appointed direct suppliers) and materials
assist the trades in layout of partitions, ceilings, furniture etc., and resolve any discrepancies with Designer or Architect
assist the Project Manager in the generation of the Construction Schedule and ensure that it is strictly adhered to by the trades
ensure that trades work in compliance with the Health and Safety Standards
ensure that all work complies with the Landlord Regulations regarding Tenant Work
maintain a clean site at all times
ensure daily coordination with the landlord personnel and security with respect to deliveries and permits
ensure that the site is secure and prevent access by non-workers
organize and attend all building, mechanical and plumbing inspections. Electrical inspections are coordinated by the Electrical Contractors

At the end of the construction phase
all required inspection certificates involved in occupancy
coordinate and provide training for use of new building systems
coordinate and prepare all warranty, guarantee, maintenance schedule documentation for all equipment and materials
provide As-built record drawings capturing all site instructions, changes and site conditions
participate in deficiency walkthroughs and remedy deficiencies, and co-ordinate repairs
